The inside part of the home inspection begins in the basement, where I spend the most time. Here I examine the foundation; past and potential water penetration problems; structural members; supports; and electrical, plumbing, and heating and cooling systems, including the hot water maker, laundry, and any other mechanical fixtures. Reporting elements in this area include:

PLUMBING
Interior water distribution system and drain-waste-vent system, pipe insulation, functional flow/drainage of fixtures, leaks, cross connections, hot water maker, controls, safety devices, fuel storage & distribution systems, chimneys, flues, vents, and sumps

ELECTRICAL
Service entry conductors, service amperage and voltages, main & distribution panels, grounding, panel wires, overcurrent devices, compatibility of branch circuit wire sizes with ampacities and voltages, single conductor aluminum branch wiring, Ground Fault Interrupter circuit devices, testing of polarity and grounding of outlets within six feet of plumbing fixtures and all exterior and garage outlets, testing of a representitive number of switches, and lighting devices

HEATING
Energy source and distribution system, heating equipment, solid fuel heating devices, operation & respiration, normal controls, safety devices, humidification, filtration, air supply, vents, distribution systems, room delivery

CENTRAL AIR CONDITIONING
Air handling equipment, compressor, condensers, normal operating controls, distribution systems, filtration, room delivery

STRUCTURAL COMPONENTS
Foundations, supports, floor structures, wall structures, ceilings, stairs, roof structures, safely accessible roof spaces & crawl spaces, water penetration, abnormal condensation
